It is sometimes tough to be the first of anything, but officials at M&T Bank are confident in their decision to become the lead tenant at the Bulle Rock development off Route 40 and Blenheim Lane in Havre de Grace.

"We think this location is ideal for us because it allows us to serve the residents of Bulle Rock, but also serve the residents of Havre de Grace," said Philip Hosmer, spokesman for M&T. "We felt it was a great location."

The bank, which moved into its new 3,500-square-foot branch office in September, celebrated a grand opening Nov. 13. Hosmer said the area is not foreign territory for M&T, which has seven other branch locations in Harford County.

Bulle Rock is a mixed-use development being built by Manekin LLC, Clark Turner Cos. and H&S Properties Development Corp. The development includes a golf course, a range of residential units and the Bulle Rock Corporate Campus of which M&T has moved into.

The golf course, which is the central point to the whole development, hosts the LPGA Championship, and Hosmer noted the course has helped to raise awareness of Bulle Rock's commercial and residential areas.

"Obviously we're thrilled. I think they're a great lead tenant," said Joe Bradley, sales and leasing associate for Manekin.

The building M&T is in is about 9,600 square feet, and Bradley said he hopes to court other tenants like the bank that will complement the Residences at Bulle Rock. Possibilities include a day spa, a dry cleaner and a wine shop.

"Our goal for the particular building was to have a building that would serve the residents," Bradley said. "We've actually had a fairly strong stream of activity on the project."

Bradley said the space could accommodate up to three more tenants. There is an additional 4.6 acres of developable land on the other side of Blenheim Farm.
